Hello, I dont have any problems with finding deals, the problem comes when I talk to sellers over the phone I dont want to lie to them saying I have buyers when I don't, since I want to have more credibility I'd like to have at least 70-80 buyers.

Do you guys believe placing bandit signs would be a method to build a buyers list quickly? (Im not typing what kind of buyers im looking for, so feel free to answer with whichever method you use to bring in buyers)

@Eliott Elias so selling rent to buy should be hsndled like a sale and pay 6% or like a rental and just pay the first months rent?

Would the charges of hiring a real estate agent to Rent your home the same as selling your home on a rent to own? Or would this be considered as a sale and be charged 3%?

I've heard that you should you only run background checks one at a time. What's your opinion on this? Should I do it that way? Or run several and let the applications know that they're competing and that I'll choose the best one.

Do you always verify tenants income? Is it necessary asking your prospective tenant to provide proof of income, like a bank statement and recent paystub? And require that the applicant provides you with 2-3 employee references?

You as a property manager, how do you usually handle the objection where the homeowner is afraid of renting their home because they're scared that the tenant might stop paying rent?

@Scott E. So, basically, if you find someone to sell it to for 425k then you don't rehab it and you sell it as-is? Or you still rehab it?

I've always heard that selling for sale by owner is a bad idea, but is it true? When is it a good idea to sell for sale by owner?

Do you believe it is possible for a professional real estate investor (or an experienced real estate investor) to never had any tenant who stopped paying the rent? Or do you believe ANY real estate investor will go through this at least once in their lifetime?
