i was flat broke, started with SEO on a website and running online targeted ads. Took months but once things started coming in, it's been really steady. And i dont have to worry about "take me off your list" "dont send me any more mail" "hiw did you get my address" "i'm gonna contact the cops" phone calls lol

Why change up from what worked before? Direct mail is alwaya good, only problem is that sometimes it is oversaturated. Still just a numbers game

I wish i could find a house that is already rehabbed but the owner needs to sell fast, i would either flip it to a landlord or a to an end buyer since it's ready to move in. That's much easier than dealing with estimating repairs

Depends on your budget. Website, direct mail, bandit signs, targetes online ads, it all works, just depends on your budget

fb you can link to a squeezepage, but it really depends on your market and who you are targeting to or else you're just going to get a bunch of clicks and waste money. I have about 5-10 ads running at all times per city for different things and you constantly have to change them up because the market gets dry and people scroll straight past ads they've already seen before. fb marketing is way more tedious than direct mail and getting way more competitive I think but in the end I only pay about $4-5 per warm/hot lead which you will never get with direct mail.

I will buy anything if the numbers work. most people don't deal with condo's because of fees and random costs, but there is also less maintenance due to lack of exterior of a property. it's give and take. it's a personal thing.
