@Dave Bingham Absolutely-- I think your observation is spot-on. I've seen properties go ABOVE market (higher than a comp easily found on Zillow!) and then others for bargain prices.

There was a great opportunity last week that I followed closely (and went out to visit the property). I actually took the initiative (perhaps overly aggressive?) of contacting the winning bidder (although the auction is anonymous, a simple cross-reference search + a parcel search + Google search easily reveals buyer contact info) to see if he'd be interested in selling the property. He was not interested (and I think a little freaked-out that I called him).

-- And yes, @Jesse O. a meet-up would be great. I'll bring a list of specific questions. I attended the live webinar (which is very good) the County offers, but I wanted a real-world perspective.

@Patrick L. -- I've just discovered the Fannie Mae REO site and REVAMP, which I learned about here at BP. Do you have a favorite REO site?

Hi Everybody--

I've been watching and researching the foreclosure auctions in Hillsborough County (Tampa, FL area) for the last several months and think I'm ready to move to the next stage-- POSSIBLY bidding! ;) And, believe it or not, that's a big step up from the "Holy Crap No Way That's Crazy I'm Going to Lose All My Money and My Kids Won't Go to College and I'll Be a Failure" stage I was at previously.

I'd like to connect with others in the Tampa area who have experience purchasing homes through the Hillsborough foreclosure auction. Free coffee is involved.

I'm looking at a property with an in-ground pool. The pool is well-maintained and the property is well-priced. The numbers, even minus $100 for monthly pool service, are still good.

I'm concerned though, especially if the renters have children, about any potential liability issues. Does anyone have experience renting a property with a pool?

@Dave Bingham I'm looking for multi-family, but potentially a SFR. Since cash flow is the goal-- I'm focusing on multi-family, but if I find a good SFR (fixer-upper is fine) that I can rent/hold, then I'm ready to move quickly. Focus areas are 33511/33510/areas of 33619 and Ybor.

Still watching the auctions on a daily basis, but I stay far away from the Bid button for now... ;)

Hi-- I'm researching a foreclosure auction property. I'm still very much in the learning phase and have only bid on one property (didn't win it.)

If I won this auction, and say the price was $50K, would I also be responsible for the Junior Lien of $13k?
