Thanks everyone!!!! I decided to just use google docs and that has been working well for me

@jerry-Im not too computer savvy so doing it on excel or access would be difficult for me personally. I have actually got cash buyer lists off of fiverr so I will def look into that. Great idea.

@david-I can do that but it will be a lot more time consuming. Just trying to find something that will save me more time.

@james-I have primarily been getting leads by "driving for dollars". I drive and get the address, then research the properties to get contact info on the owners. I have about 500 properties now im working (and that number is growing). I want to be able to sort and break down each property so it can be search specific. Of the 500 properties, they are in 5-6 different areas (would like to be able to filter by zip/neighborhood). Some properties are govt. owned, some I have researched but cant find a # for the owner (if I cant find owners #, would like to categorize it by researched-no info found-send mail), some I find a good# (or should I say I feel confident its a good#) but havent had contact with owner, some I find # and have contact and owner doesnt want to sell now. Some I find relative #, who say they will give owner message. THese are just some of the situations (or whatever you may call it) and I want to be able to filter for each. On top of this, I plan on amping up my marketing (bandit signs, mailers, etc) and would like to categorize and filter for this as well. Hope that helps explain what im looking for. THanks for any advice/input you can give

I currently use google docs but Im really looking for something that can filter for specific types of leads, where im at in the lead process (if I need to research it, follow up at specific time, had contact but not selling, etc). This would save me time and time is money.

I am looking for something cheap or free that a "guru" isnt trying to upsell me on. I need it to input property addresses, the stage where the lead is at (needs research, owner not selling, send mail (if needed) etc. I would appreciate any and all recommendations. If you are recommending something, please let me know cost, what you like/dislike about it etc. Thanks in advance!!!

I am a wholesaler and an agent and I feel that if you are the type of wholesaler corry is referring to, you wont be in the business that long because you wont be doing deals which in turn will force you out of the business. Im 28, been in the business for less than two years (although not really f/t during the past two years) and have completed 6 wholesale deals. IMO, if you are wholesaler and closing deals, they must be deals. Investors will not buy them unless they are deals (unless they are new and dont know what they are doing).

Definitely research the topic extensively before you just jump in and start doing it. You will surely need cash reserves to get you by because the checks will not come right away. I would recommend doing it part time for about a year or so to get your feet wet and see if you like it. In a year, you will learn a lot (if you put the time and effort into it anyway), meet a lot of contacts and most importantly see if its something you would actually like doing long term.

That is how I approach it ashley. When someone calls from a bandit sign or postcard I get the details of the property, what is owed in mortgage/liens, why they want to sell and how quickly they need to sell. If they want/need more than what make sense for me as an investor, I advise them I cant pay their asking price as an investor but could list the property as an agent. If someone is looking to get retail value, I always tell them its best to list with an agent. I would say this even before I was an agent
