BP,

When you get a boarded up property under contract, to what extent do you all go to market it.
Do you clean it out, take the board down for staging and picture purposes, cut the grass...
I know many of you may say properties are sold "AS IS".
I'm trying to get them as marketable as possible.

I am beginning to focus on board ups. Offer less as possible and flip for a small profit (2-5k). That's has worked for me.
Comps doesn't really come in to play in low value areas. But this just my opinion... Best of luck.

In my market we have houses that are listed and in decent shape for around 15k. But if the seller has been trying to sell for 2 years there should some motivation there

If I offer 7k and 30 day closing then assigning for 9k. It shouldn't be to difficult...

Interestingly enough in my market 10k is the sweet spot for cash buyers. Go figure.

What do you think?

Im thinking about writing yellow letters to "cheap" properties on the MLs.

My analysis is that these property are on the market forever and very overpriced?

Can you guys comment on this.

I thought this would be interesting .
My motivated seller came around when...
I posted my deal on craigslist approximately 1:41AM

AND...

5:15AM my phone rings a buyers wanting the deal!!

Yes, we are in the same time zone about 30 minutes away.

So much for sleeping in. But, he did have cash and got the deal.

Oh yea it was a lot with 2 houses for 4500! I dunno :)
