Hello, we are doing a couple high end homes and would like to know your thoughts on ceiling textures. I know that knockdown is a decent ceiling texture but I noticed "orange peel, egg shell" look is what a lot of the builders use here. We are looking to do a modern look, any thoughts would be grateful.

Hello, would you buy a house that the son killed his mom and burnt the house down to flip?

Here are the numbers:

Purchase Price - $50k
Rehab Cost - $60-65k
ARV - $220-250k

There is a lot of room here, but I have never sold a murder house before and I know I wouldn't want to buy it, but someone has to do it..

Please let me know your thoughts.

Hello all. My hard money lender's birthday is coming up soon and throughout the years he has helped me out in numerous occasions. I'd like to do something special for him. He loves to travel, go on cruises etc, but I'm not sure if I get him cruise tickets it would be too much (going overboard). I was thinking a gift card to a nice restaurant, but I'd really like to give him some kind of business tool or planner as I know this business keeps him going and to make his life simple. Any ideas would be grateful. Thank you.

Hello all. When hiring a General Contractor to do work on a project, do you need him/her to fill out a 1099 form or some sort of tax form with their information? Thank you.

Hello all, I'm looking to build a couple houses with the same contractor I've been using for rehabs. The average rehab costs is around $35k, but these higher end houses and new construction ranges from $120-160k. He's asking for money up front. On smaller projects, I'd pay him ever week after work has been done, but since this is a larger project, he says he needs money up front for the project not to stall. Should I give him money up front or stick to my guns about giving him money as we always did after work is done? Please advise as this is a new level of real estate I'm venturing into.

Tim, I agree with most of what you said, but put yourself in my shoes and someone you trusted (a friend) told you one thing but did another. Would you be ok with it?
