House-hacking a multi fam property is a great way to get started.  I think they recently lowered the down payment requirements for owner-occupied multi fams.  I’m sure someone from the lender community will chime in with the info on that.  Jacksonville is a great place to invest.  There’s a ton of upside potential here and projected future growth.  In the meantime, continue to educate yourself and save more money.  Let me know if I can help with anything.  Good luck and take care!

The main two things you need to focus on right now are 1.education and 2.saving money.  There are ways to get into real estate investing without money, but I will tell you that it sure helps a lot to have some cash saved up and ready to deploy.  Another valuable skill to learn is how to find off-market or deeply discounted properties.  If you can do that, there are many investors that will give you money.  Hope my rambling is somewhat helpful.  Happy investing and good luck!

Out of state investing is doable, I’ve done it.  But, it is a different animal.  You really need to spend a lot of time learning the area first and building a quality team.  The team you put together can make or break your investment.

Congrats on making the decision and now taking action.  One of your next big hurdles will be to NOT get caught in the analysis paralysis trap.  Educate yourself as much as possible and then prepare yourself to pull the trigger when a deal pops up.

Jacksonville is a great place to invest.  The areas that cashflow better will typically be more difficult to manage, but with that said, there are definitely cashflow potential areas around town.  I would recommend hiring a good property manager to minimize your stress level.  lol
