House-hacking a multi fam property is a great way to get started. I think they recently lowered the down payment requirements for owner-occupied multi fams. I’m sure someone from the lender community will chime in with the info on that. Jacksonville is a great place to invest. There’s a ton of upside potential here and projected future growth. The main two things you need to focus on right now are 1.education and 2.saving money. There are ways to get into real estate investing without money, but I will tell you that it sure helps a lot to have some cash saved up and ready to deploy. Another valuable skill to learn is how to find off-market or deeply discounted properties. If you can do that, there are many investors that will give you money. Hope my rambling is somewhat helpful. I love the idea of finding a market that fits and then build a team for that market!

Out of state investing is doable, I’ve done it. But, it is a different animal. You really need to spend a lot of time learning the area first and building a quality team. The team you put together can make or break your investment.

Jacksonville is a great place to invest with plenty of upside for the future. I would recommend getting in touch with some local wholesalers that may be able to source properties that fit your criteria. Are you also prepared to do a rehab remotely? Do you have a crew/team ready to assist?

Jacksonville is a great place to invest. The areas that cashflow better will typically be more difficult to manage, but with that said, there are definitely cashflow potential areas around town. I would recommend hiring a good property manager to minimize your stress level. lol

Jacksonville is a great market for investing. But like most markets, there are good and bad areas. There are a couple of recent threads about Jax that contain some valuable information.
