This is way off topic, but I'm a law student looking to find an internship/job with a real estate/small business attorney.  I've been working for the Harris County District Attorney's office for about 6 months as a paid intern, and it's about time to get experience elsewhere.  If nothing else, I'd appreciate someone pointing me in the right direction to at least sit down and speak to someone in the field.  

Little bit about me, I have 8.5 years active duty Air Force experience as an officer, an MBA, and one year of law school under my belt.  Before starting law school, I renovated and sold two homes in San Antonio.  First home was purchased and completed using cash.  Second home, I purchased through a wholesaler, and used a hard money loan to make the purchase and complete the renovation.  I'd still be in the business of investing, but it's hard to find good work these days, and didn't need the extra stress.   

I'm interested in real estate/small business, and any help would be appreciated.  Thanks for your time.

Few questions about owner financing, I'm trying to learn about the process for a house I'm getting ready to put on the market.  Whats the best tool to find qualified buyers (run credit/background checks etc), and once the deal is done, how long could it take to possibly sell the note?  How much could I sell the note for if the house sold for lets say 100k, with 10% down, at a 10% interest rate?  Owner Financing will be the quickest way to sell this particular home, and I'm trying to cash out soon as I can.  Thanks for the help

I want to purchase a house, and have someone I trust manage the project since I'll be away.  Someone who will call me at the end of the day with a progress report of what's been done/not getting done.  I need to know what to budget for something like that so I can plan appropriately.  I have no idea what a project manager makes per house.

Trying to see what a typical project manager in San Antonio gets paid per project.  I'm potentially leaving the area to go to law school and would like to keep flipping house in SA while I'm away.  I need someone to be able to keep me involved in whats going on, make decisions etc.  Thanks for the help

sorry for the dumb questions...I'm new to this and learning as I go.  If the electrical has been done, and the drywall isn't up yet. Can I pull a permit to have it inspected without penalty? I'm not doing any plumbing work btw, but some rewiring has been done.

thanks for the info.  Can I pull permits after the fact?  I'm confident the work we've done will meet code, and was more concerned that a city inspector will come to check electricity and find other things wrong that we never touched...for example, the studs of the house not meeting today's standards since its a really old house etc...

Anyone from San Antonio have experience with pulling permits vs not pulling them?  Here's my situation... I'm currently flipping a house built in the 1930s.  Pulling permits means I would have to bring electrical up to code, possibly plumbing and who knows what else.  I'm installing a central AC unit, so electrical upgrades are required.  To bring it up to code I'm looking at an extra $1500 minimum.  I'm trying to keep the costs to a minimum so need some advice on what to do.  I've been quoted a price for functional vs up to code.  I've also done roof, foundation, drywall etc…

Ended up paying $35 a square foot for the the house.  Purchased cash, and the process was pretty smooth.  My agent was a big help.  Got a few bids from contractors to do everything from foundation work, new roof, central AC install, wall tear down to open up the kitchen, and new drywall throughout the house.  The contractor initially quoted me 22k, but realistically I'll be expecting to spend about 30k in repairs.  The whole process should take less than 6 weeks.  This is my first project, so I'm learning as I go!
