Are you looking to live in the building? Or is this strictly a non owner purchase for you? Beyond raw numbers, what else are you using as criteria?

Hi all!
this is my first time posting so if I goof on etiquete or post something in the wrong place let me know! Thanks.
I own a 8 unit apartment building with my sister as tenants in common. I would like to buy her out and own the whole building. Can I sell a duplex and use a 1031 exchange to buy my sisters ownership?
Thanks
Jorge

Also when you get an offer on the sellers house, you can advise the buyer that the seller is still looking for a house to buy. this can help in figuring out how long of an escrow you will need. Conversely, if the seller of the property has already found a house he would like to buy, he can tell the seller of that house that he must first sell his before purchasing the new home. These are pretty standard addendum's
used in my state

Hi! The escrow or title company will ask for a payoff from his current loan. when escrow is closing the first houses bank will get the money that is owed to them. As far as when to advise the seller when to move out, I usually wait until the buyer has removed all contingencies. Is this enough info for you? I am a realtor in California btw
