Hey I use Allure Resilient floor from Home Depot. Seriously I'm not advertising for them but I love this stuff. Eveytime I have to replace vinyl tile it is a nightmare. I have seen Allure used in grocery store chains so it is definitely durable. I like it because the pieces interlock and dont require messy adhesive. Seriously tools needed are a measuring tape, straight edge, and utility knife. Oh yeah last tip is "replace the base."

Ben posted back in feb that this rule was to be lifted. My broker said she has heard rumors but nothing in writing and therefore can cannot complete a new loan transaction. Any help here guys would be appreciated. I am trying to stay loyal but I want to purchase a few more properties.

Anybody pick up any rural land in Colorado for personal use via tax sale?(I'm talking acreage or cabins say in soutwestern colorado) I am interested and would be willing to compensate to navigate the plat maps.

I was told today you can only have 4 mortgage loans in a person's name? Is this correct? Income and credit meet conv guidelines.

I'm sorta seeing a pattern here for quickbooks. Can you view each property on separate charts or graphs as opposed to one single statement with all properties.
Niman, I manage 20 units.
Any good books about 1031? Actual statute get's a bit dull. Do the laws very by state?

I setup the books about 5 years ago on quickbooks but another employee wants to make the change. We bank with Vecra and apparently you can link your online banking with quickbooks. Do you recomend this and what other reasons can you give that quickbooks is the ticket?

What software are you guys using to track your revenue and expenses? We have used excel, quickbooks, and recently purchased Peachtree. I started reading the setup guide for peach tree and it doesnt really seem like it is geared toward the rental business.
Anybody else using pechtree? Or recomendations?
