Are there any conventional loans still out there that will lend to 95% ltv? What are the conditions, fico requirements etc?

Dick thanks for the response. You have a good point about the refinance. I guess well have to bite the bullet on the wait to do a good deed.
There arent any repairs needed. It is in great shape. We purchased it at the public trustees office and the redemtion period is only 9 business days.

The reason that cant qualify for Conventional is their DTI.
We can get them approved for FHA but we would have to wait 90 days. This is the seasoning I'm referring to.
We bought it at auction in September but we had to wait a short perior for redemption and the deed.
I know we cant use the last appraisal. But what we are selling it to them for is still way under what we could fetch on the open market.
I was just thinking that if we recorded in their name then there woudn't be an issue with title transfer and waiting 90 days to get it sold. Maybe I am way off base. Just looking for a loop hole.

I need advice on transaction. I recently bought a home at auction. It was a great deal and in good shape. A family member was interested so I offered to sell it to them with very little profit. But we later found they dont qualify for a conventional loan. So now I'm stuck with it until its seasoned. They are willing to rent for 3 montsh but I'd rather get the capital back sooner. If we record the deed in their name will that help?

I dont think it will energize it is meant as a stop gap measure. The idea is to prevent widespread bank closures and a run on deposits.
I do think there is going to be a great deal of pain felt by the average person morality wise and monitarily.
These are very valuable lessons to be learned by my generation, I hope the responsible kind not the "govt bailout" kind.
I am just wondering if it is time to by now or wait until uncle sam has to unload...any thoughts?
