Direct mail marketing is like bottom trawling. You get a little of everything in your net whether you mean to catch it or not. The best advice I have is to network with other investors in your area. Look how to monetize that lead. Remember, one mans trash … You may make relationships with someone that is looking for that exact lead.

A good tool is ahrefs. Look them up. I use the free service.

Look for websites that rank well for the keywords you want to rank for. Your competition. Type their website in ahref and it will show backlinks they are using. It gives you some good ideas on where to start looking for backlinks

We visited a tri-plex. First door opened had 3 guys sitting around the coffee table with a couple lbs of weed stuffing little bags. The owner and I went upstairs. By the time we came back everybody was gone.

Update on mailers.

Mailed out first batch of 150 letters Saturday Night. 50 handwritten addresses and 100 printed with a goofy font. Tuesday received 11 calls. 2 of the callers were calling to ask what my interest was in their property. Really not motivated. Both told me it was not listed for sale. Not rude, but rude with a southern flare. I didn't think I would get but 1 or 2 calls. The font must have done it.

Would you send them another "touch" like a postcard. When you do sell .....

Using other marketing was able to talk to 6 people. Some people are really nice and others have real problems and you can hear it in their voices.

Spent a month putting together signs, list, and licking letters. Today was the first day with 16 calls. 2 or 3 LP maybees, 2 wholesalers calling signs and interesting people. Mailed out 147 letters last night. Can't wait to see what they will do

@Derek Voss Thats the plan.

I had my wife helping with some of the stamp/ return address stickers. I was informed that I needed to pay more attention and put the stamp on correctly. I tried to explain it and she asked if the guys on the internet knew what they were talking about. I still love her anyway. Oh well.... up to 300 out the door.

I made the equity % change @Dev Horn suggested and had to increase my zip code by 15 miles just to get 430 leads. Had to fix a couple of names and take out the trust owned that slipped by listsource filters. So 400. Better to have good leads than number of leads.

Have 150 stamped and ready to go

I am starting my direct marketing campaign. I am mailing a yellow letter, post card, post card to start. I used the filters suggested on BP to narrow my list to 1000 ish addresses. 300 a week done in house

1 - Absentee Out of State/ Absentee In StateSFR 3-5 Bedrooms 5 years ownership no Corp or Trust or duplicate mailing address

I have also been sending emails to adds on craigslist asking landlords if they would rent to own and driving for dollars. Do you cast a big net and don’t worry about cross message touching. I mean shouldn’t absentee owner cover “distressed house” and for sfr for rent?

Ex. Email, - we are looking for a place for rent but eventually buy. Will you lease option?

Yellow letter to same address by listsource. My name is … I want to buy your house.

Am I over thinking how to track correspondence?

Do you use CRM software to track all your letters/email to cold contacts or just ones that call?

When I search a topic, pages of threads appear. I read all of the threads on the first page and click to second or third page. The second or third page of topics appears and when I finish reading the thread I his the back button and it sends be back to page 1 regardless .

Ex. If I am on page 5, and read the first thread, how can I stay on page 5 and not get sent back to page 1

What am I doing wrong?
