I agree, multiple lead generation methods are key to any business. 

2 questions specifically for you:

WAG's are welcome (Wild a Guess)

1. Which have a better close rate for you?  10 Adwords leads vs 10 organic leads (or 20 vs 20)

2. Which generate more MLS listings or houses offered by wholesalers? (leads that are not direct to seller)

ex. 2 out of 10 organic leads are wholesalers and 2 out of 10 Adwords leads are listed

It looks like your site is still under construction. It really is a lot of work to get this launched...did you ever get it going? I just posted something very similar in the BP Marketplace .

Also, looks like we are targeting different markets for Exclusive Motivated Seller Leads. Miami,Fort Lauderdale, Memphis, New Orleans, Boise, Denver, Asheville, Salt Lake City and Little Rock

Howdy BP, (origianl post removed and Moved to Marketplace)

With almost 20,000 unique visitors and 5000 leads generated on our website, this year we decided to focus on lead generation.

We're in the process of ramping up our websites to generate organic highly motivated seller leads online.

What’s truly awesome about our service is that once a lead hits our system, depending on the city or counties you sign up for, you'll receive a text message with the seller's information real time ...in addition to an email with more detailed information.

For the past week, I have been marketing each city individually and that was a PITA...but was able to sell 7 cities.

Each city will be Exclusive (only be sold to one investor/person) on the PPL model. No charge for leads listed on the MLS or submitted by a wholesaler.

The Markets that we are currently generating leads AND available:

Atlanta, GA

Miami, FL

Fort Lauderdale, FL

Memphis, TN

New Orleans, LA

Boise, ID

Denver, CO

Asheville, NC

Charlotte, NC

Salt Lake City, UT

Little Rock, AR

Raleigh, NC

Many cities in Florida, Texas and California are built and will be generating leads in the near future.

Simple! The CRM is free. Some of the other tools needed for the automation have monthly subscriptions. The website runs under $50/m

Hey Guys and Girls,

I started tracking real estate leads with a legal pad and soon graduated to stick notes:) My desk looked like a crime scene. I lost phone numbers, addresses and then my sanity because I could not keep up with anything. Tried excel and then google docs to share with my VA.

A lot has changed for me in tracking seller leads. 

What has changed on your real estate journey and what are you using to manage your business?(Yoga-Zin moments...where you see the light)

What are the instrumental tools you use in your business that got you there?

For me: 

1. websites-organic lead generation 

2. CRM-tracking phone numbers where it came from

3. talking to other people in real estate- converting data to cash

I love gadgets...

Website provider just updated their dashboard to give it a fresh new look for 2016 and I love it! My CRM doesn't track site visitors so this metric lets me monitor site conversions at a glance. (site visits/leads)
