Made to Stick and Purple Cow are pretty good marketing books. It's all about being unique while still addressing the actual needs of your target market.
Find a way to appeal to your market subconsciously and you're even further along than the competition.

Are you at NMCP?
If it was me I'd stay in Hampton Roads. The market here is cheaper than the other two places you listed so it's easier to get your feet wet.

A lot of "I's" and not enough "You's" in your proposition there.
Find what value (time, money, sweat equity, etc.) you bring to a mentor and focus on that. Don't focus on what you want cause no one cares about what you want.
Also, I would rethink the 15 year experience requirement. I know a handful of successful investors who have been in the game for less than 5 years.

Basically listen to what everyone else is saying. Don't get caught up in the list price but instead offer only what you're willing to pay in order to make the deal work - no more.
Sometimes I'll see what 85%-90% of the list price is and if my offer is considerably lower I won't waste my time with an offer since houses in my area are routinely going for above list price nowadays.
Thats pretty much the extent of impact the list price has on my analysis.

Joel Owens: Haven't thought of a health foods store but I don't think the area will be very conducive to one, at least not yet. There is enough parking for smaller retail stores but not a restaurant.
Paul Falbo: Thanks a lot for the reply and for opening up avenues that I have to further investigate. I definitely understand the importance of meeting the area's current needs while at the same time addressing the challenge of trying to attract a different crowd to the establishment.
I will look into the link you gave me.

What type of stores/businesses work best in areas transitioning from C to B? I'm doing a market analysis on a 6 unit commercial property and can't come up with potential suitors other than maybe: a cash/check store, barber shop, tobacco shop, antique store.
I've received interest from a private tutor academy as well as a martial arts studio and I think those two businesses could help attract a new crowd to the commercial property. Any other businesses I should look to attract?

Save, save, save! If you have credit you can see about getting a loan or maybe using credit cards and using the cash infusion as skin in the game in order to better attract a lender.
Most will say its too risky but if you have a true deal then I don't see why you should pass it up.
But that leads me to the catch: finding a true deal.
