Scott W.we put 20% down
Michael Siekerka The market for rentals seems to be good in the area, there are very few vacant houses for rent sitting around usually things tend to rent quickly. We have already had a few people interested in the property just by getting the word out through family, friends, and co-workers. I am not fond of the idea of entering into a business transactions with any of the aforementioned, however it does seem like a good start.

Hi, I know your post is a few months old, but I am also located in louisiana and was wondering how your endeavors are going
Thanks for the reply.
A quick google shows there's a few people advertising around the New Orleans area they may just not be here. One web site offered to pay me ... Gee golly $300!!!! For every lead haha lol...think ill hold out. It may be worth bringing them a few leads to get some mentoring help but a whopping $300 is laughable.
I've been poking around Craigslist.org I think there may be 1 maybe 2 people attempting wholesaling in the Houma area where I am but 1 company is from out if state.
Thanks again
Steph
This really is a great site! Thanks for all the support and responses definitely more than I expected. I really appreciate everyone taking the time to respond.
Thanks for the responses it's good to hear that the statistics I've been reading are not quite so accurate. I do understand there is huge amounts of work involved. I have helped a friend market an online retail business and spent every spare second of free time doing marketing to help it get off the ground. I am anticipating this being much the same.
Hi all, so this may be a bit unorthodox but I am hoping to hear from people who tried wholesaling and lease options and did not succeed. I have been doing quite a bit of research and there are tons of success stories, positive feed back, and motivation, however I know that generally only 1% of people that try succeed. So I would like to know why people were unsuccessful or why you decided it was not for you.
I have heard a lot of pod-casts and such about not giving into fear and doubt but I want to hear both sides, the positive and negative before sinking resources into this.
I appreciate all responses. Thanks

Thanks y'all. I keep seeing the same thing over and over all the same questions so I thought I'd try for something a little different.

Hello all, this is my first post here and I am just getting started in real estate. My question is for everyone in all areas of real estate. What do you wish you knew 10 years ago or when you were just starting out. With that knowledge what would you do different? I appreciate all answers and look forward to getting to know new people.
Hi, Im down in the Houma area and have been doing some researching on wholesales. I was curious as to if you had any luck with it. Louisiana seems to be a relatively quiet place as far as real estate investing goes.
