Hi BP Community,
After hours spent reading through the forums I figured it was time to introduce myself. I'm a stay at home mom with an active soon to be 3 year old. I've been interested in real estate since college where it was my minor. Right after graduating, I got my real estate license and learned really quick I did not want to be a traditional realtor, but wanted to be an investor after selling my first property (a duplex) to an investor. I worked with an outstanding & well known agent in the DFW area and learned alot. I ended up letting my license expire and fast forward a few years ...after marriage, a little time spent teaching elementary school, adopting a beautiful baby amongst other adventures, I realized I wasn't living my dream of investing in real estate. My light bulb moment was after we bought a new truck (I know dumb) and were financing it, I told my husband we could have bought a house for that amount and have income instead of us paying for a depreciating asset. Hey, I'm a slow learner at times. So, we paid of our debt and then make another rookie mistake. We purchased a rental retail and with traditional financing. We got into more debt to purchase with 20% down and rehab it. I had it rented within a week and my first tenant is still there which is good, but we haven't cashed flowed it yet. That all leads me here today... we want to get serious with investing to produce enough sustainable income to replace my husband's job. Our goals are to purchase properties heavily discounted, offer owner financing to create a note and then hold some of the notes and sell some of the notes. To get started though, I'm planning to wholesale to get some cash flow. I also hope to learn how to invest remotely in other areas around the country even though I live in the DFW area.
I'm very excited about learning from all of you and am looking forward to making some money in real estate!
