Looking to purchase in Pittsburgh area, maybe somewhere near Mt. Lebanon or Duquesne Heights area depending on what types of cash flow positive places I can find.Hoping someone out there has had positive experience in that area or nearby areas with single family home rental properties and can share some insight. I live in California so I'm looking to assemble a great team in Pittsburgh to help me with my first OOS rental purchase.

I plan on purchasing my first rental property (SFR or 2-4 Units) in the next 6 months and want to prepare the best I can. I've read a couple books but I haven't found a book that shows you how to really analyze expenses. I'm hoping there's a book that can give general estimates, percentages, rules of thumb, etc. to calculate expenses. Obviously each property varies greatly but there's got to be some good material out there right ?

If you have any personal experience or insight I'd love to hear your recommendations!

New to REI and looking to purchase multi-family doublex or similar apartment as my first purchase.

Doing some basic cash flow calcs, it seems most areas in San Diego are very challenging to maintain positive cash flow with the high price points of the inventory.

Are there any neighborhoods or areas you've had good cash flow in? Any areas you see as opportunities?
