List Price: $135,000

Gross Income: $19,080

Net Income: $16,020

Unit 1 Rent: $795

Unit 2: $750

Debt Service*: $9,121

*Debt service calculated based on 80% of $130,000 at 6.25% based on a 20 year ammo. I figure I can get the seller down $5K from the list price.

Does this deal work?

Anyone know what licenses or permits I would need to lease residential properties. Really just multifamily in San Antonio, TX?!

I am looking at this duplex. Listing price is 128,500 and I was thinking of coming in at $117,500 with a max offer of $122,500. Rental income is 1,600 per month. Loan payment would be $672 per month at 6.25% with 25% down based on a 20 year ammo. Using the 50% rule it appears the numbers work at my max offer of $122,500. What do you gurus think?

Bill, You know anything about how SAHA is with Landlords in regards to keeping the property maintained and updated? Do you know if they are anal about that??

Anyone know how it is to deal with SAHA? Are they as ridiculous when it comes to major repairs/updates done annually like Section 8 housing is?? I found a great deal and would like some insight from the San Antonio investors.
