I don't know which market you are looking at but for the Westchester market (Yonkers and Mount Vernon) I can really help. Feel free to reach out for advice.
A buyer and their agent have to mesh and feel comfortable with each other just like any relationship. You want to trust and have good communication with your agent cause that is key to a successful transaction.

Congrats to you on taking the next step and making a move!
I would like to agree with you on almost everything except that in Yonkers there is no appreciation at play but you're simply buying for cash flow. Since I've become active in Yonkers the last 3 years the property values have shot up enormously surprising a lot of the investors. Rental income is good and vacancy rates are really low.
I would also say with a little work on your end you upgrade the units and raise rents especially since a 4 unit is not subject to ETPA . (Here you have upside with 4 units as opposed to 1 condo.) After doing that you can sell the house for a lot more than you bought it so with like kind investments you have positive cash flow and appreciation.
If you provide the address and purchase price i can help you analyze the deal a lot better and give you more accurate advice.
