I'm a remote investor starting out in middle GA. I am still trying to assemble my rehab team - it's terrifying thinking you're not there personally to oversee contract work! But my question is, as a remote investor, focused on single-family for now for - what is the BRRR mindset for the quickest rehab wins that add immediate value to a property that needs some TLC? What should I look to improve first in a typical single-family?

Hi BP community,

Just closed my first rental property in the USA on Fri Jan 20 :). It took all of my savings for the 20% down.

However my wife and I own a property overseas - the mortgage is $500K but the property recently valued at $1.4mil (it’s zoned for multi-tenant building) and it’s a sizeable piece of land.

However rent isn’t very much - we are getting $660 p/w which doesn’t cover the principal and interest payments. Note this used to be the house we lived in before we moved overseas btw our first home.


I want to continue to buy a few properties this year in USA  but I don’t want to wait to save up another deposit. Any advice here on what to do with this equity overseas? Pls let me know what you would do. TY!

Is there a template available for new Landlords to use to book keep a single property? I'm closing my first rental Jan 20 - looking for a template (Excel) or tool (SaaS product) that people use for book keeping. I have a lot to learn so looking for simple here. Something that will keep me organized in tracking Net Operating Income and also help me come tax time. Please let me know what you recommend for newbies. TY!

For those that have found decent success as landlords of STRs - if you could go back to your earlier self - right at the beginning of your journey - what advice would you give yourself in order to get ahead and accelerate your learning from Day 1? Hi BP folks,

Need help on the team I need for my first rental property (single-family in middle GA), a conventional mortgage.

I have:

- Real Estate Agent

- Mortgage Broker

- Home Inspector

- Home Appraiser

- Real Estate Lawyer

- Home Insurance Broker

But upon research some advise a "Title Officer" what is their role and is this necessary for a simple purchase can the Real Estate Lawyer handle this role?

Maybe a silly question. Looking to buy my first investment rental in the next 60 days. I am investing interstate because of my budget. I would like to understand how others formulate a “team” when starting out interstate? Living in NYC everything is infinitely more expensive. If I’m focused primarily in one area interstate (affordable), would it be advisable to have my legal team local to that area? Or are there material advantages to having a local partner in NY?

Where are people from and are your legal teams local?

Looking to start our first property investment - budget is $300K - finally saved enough for a 20% deposit. We own property in Sydney, Aus but have never owned property in USA where we live today (NYC). Looking interstate due to budget.

Just finished reading David Greene’s rental investment book - what a gem. But still not sure where to start - outside of looking for locking down our pre-qualification (almost done) and finding a reliable wholesaler or real estate broker in the relevant GA region.

We don’t have the skills or time to start with flips. Looking for advice on how people started with a full time corporate job (demanding one).

One attitude we feel is in our favor is we are really aware that this is not a get rich quick scenario - our goal is to start slow, learn as much as possible, build a solid team and we are aiming for amassing enough passive income from rentals - with the ultimate goal to step away from my corporate job.

Any advice on how best to use Bigger Pockets and interstate investing super welcome. TY BPs!
