Thanks for all those to respond in the thread and PM.  

As a newbie member, I'm glad there is something in my wheel house I can help someone out with.  I'm an HVAC technician by trade.

In short, you're better off replacing the system.  Depending on the type of property, it can be a selling point to have a higher SEER rated unit.  There are also government/utility rebates for changing out your unit for a higher efficiency unit.  The price you were quoted is very fair.  I

My wife is taking the classes this summer to become a licensed real estate agent.  Does she need to work for a broker?  What are the rules for new agents?  I appreciate any input and advice offered.

Hi everyone! I'm very excited to be here. I'm just dipping my toe into the REI world. Well, haven't quite dipped my toe, I'm just staring at it right now. However, I'm doing my due diligence and just spending a ton of time learning and immersing myself in all things real estate. I'm learning the different aspects, lingo, and obstacles i'll be hurdling along the way.

Luckily I won't be going down this journey alone.  My wife and I are both equally invested into making this a scalable business one day.  Our short term goal is to have at least completed one deal, wholesale or flip, by the end of the year.

You will be seeing a lot of me here asking, what can I only imagine will be, very "green" questions.  I am very open to suggestions, criticisms, and different points of views.

I hope to one day be able to give back and contribute to the site and others as much as I hope to gain if not more.
