So even if its not earth shattering new tips I learn, the structure of the program, clarity of best practices and a timeline forcing me to implement these strategies, to likely be worth the money. 

I'll post more as I move forward if I don't lose this website thread.

yeah, and it would be one thing if they said, if you dont out perform you get a refund or partial refund. But to say, if you dont, we provide more assistance. So what assistance are they not providing to begin with? or are they just continuing to do what they did before.

 I had the intro call with them on Monday. They did, in fact, provide a money-back guarantee if it did not outperform the market in a one-mile radius, which in my case is a really well-performing area that is borderline saturated. That said, $8k is a big nut so I'm really not quite sure if I will go with a private consultant on an hourly basis or go with them or some other form of coaching.  

Though I appreciate the idea of finding online resources and studying them, I find that a curated, tried and true formula (if it works) is much more worth my time than spending time trying to find which resource works best and then spitballing the ideas until something sticks.  Their training and data analysis does seem systematic and likely to yield good results based on my hour-long call.  I have another call tonight and will be very interested to hear what actionable steps will be taken to ensure better booking rate and higher ADR.

If someone has another coach with a more reasonable rate structure with good curated learning materials, I would be very interested to hear.

@Heather Carrow - hi Heather, hit me up. We are getting out of a 15 year LTR and looking to do a 1031 exchange for a STR in OCMD. Closing in late May so timing is a bit of an issue. We haven't been in the STR market, so can use the local expertise.

Hi BP community! I am a 10 year veteran of BRRR and just started looking for flip deals w a new partner who has experience Flipping 10+ properties. I am responsible for finding properties and project managing, while my partner has capital to purchase in cash. Here's the situation I am in:

I found a great property in a highly desirable town 20 min from NYC in NJ with blue ribbon schools etc. Estate owner is motivated to sell (father recently passed) and lives out of state. I have been in touch with him and he let me and my contractors in to the house to get rock solid numbers down for the reno. It bears mentioning that my contractors have been working in this town for 25 years and know the types of quality finishes the area demands. The deal will have $150K+ at payout using conservative ARV of $850K. This town sells within 30 days at or above ask if priced to sell, renovated, and move-in ready. The estate holder is expecting a cash offer but i can't deliver unfortunately because my partner isn't liquid for quite that amount. Without getting into ways to finance the deal (though I would love to), how do I execute a WHolesale offer to the estate owner AND find a flipper to buy the contract from me? Clearly this is unchartered territory for me. I'm not looking for the conceptual piece here. I'm looking for a real, very specific response that will lead me to getting a contract signed w the estate owner by Monday, Sept 27! I can prob delay a day or two if needed. I have three days to produce a contract at the price that he agreed to.

Any help is majorly appreciated.  Investors in NJ or elsewhere willing to partner on the deal welcomed as well.  This deal is rock solid and has been vetted in every way possible.  Just need the cash or a way to assign it to another investor/flipper in my area.

@Israel Torres Is like to hear more about how you identify props that may have these super-motivated sellers that are willing to finance at 0% for a time period. Sounds like a large time investment, which is fine, but just curious if you recognized any patterns associated w these types of deals. Btw- way to crush it Israel!

@Kiera Underwood. Nice! I'm just getting started in REI as a serious earner. I've been on a slow burn with two properties that both started as my "forever homes." One cash flowing (2009) with little equity, one barely cash flowing (2012 short sale) but with $150k+ in equity. Right now I feel like my strength in REI is more on the management and Reno side, so probably want a local deal or two before venturing out, but need to search long and hard to make #s work in Northern NJ. That said I am very interested in out of state where the deals are plentiful. It's all about the management company, right!! Let's chat
