At any rate I would replace them and I would verify each and every tenant before giving them the green light to access your units.  2 Walk Throughs per year is also a must

This is like Toronto Market......Where cash offers and zero conditions still will not win you the home...Maybe look to other markets ?? Pretty frustrating :( (

 Over analyzing every single detail doesn't work either, its fluid......things beyond your control. Sometimes you just have to roll with the punches.....

Contractors is 100% what will sink your flip.....I had a 7 unit go south because of contractors 

I ended up starting a construction company to finish.....I ended up keeping it (never flipped it)

 I was unfamiliar with the terrible trades in the city 3hrs away from my home town......

Save your money Ontario is way way over inflated....When the market finally crashes you will see how many people lose their primary homes also..... Toronto area people are all using HELOCS as everyone in Toronto now is a millionaire..... they pay over asking because they think 1.9 percent interest is free money.....wait and see my friend......I was in Las Vegas buying condos in 2009 they were giving them away for a song and dance.....get the popcorn out its coming.....

You want to find investors for 4 million dollars?

Do you have any capital reserves?

Have you ever managed properties / people...?

This will 10x you into alot of pain...

If you are charging market rent $1300+ you need to see who your competition is...Listings over $1000 need to be renovated and modern to get the type of tenants you want..otherwise you will get stuck with tons of problems from hamilton tenants....Dm me to discuss..I am also in Crowne Point...
