Don't do it ...if you don't have reserves do not do it or you'll be the guy that a wholesaler will be getting a house for on Pennies on the dollar.

One round of bed bugs or a broken furnace or a vacant unit that gets overrun by homeless people and you're done, big time, don't do it you're not ready at this time keep studying keep learning keep following different discussions

hi Sean thank you that is the long-term retirement goal I am currently 48 years old and I will be probably retiring within the next two to three years at which point it would be nice to have already started investing in the United States hence why I mention all the warmer climate states such as Florida Nevada Arizona welcome to the chat thank you

@Rafael Weiss yes definitely something that needs to be considered.

In 2008 when the US market crashed I purchased a condo in downtown Las Vegas for 128000 u.s. dollars in Canada you couldn't buy a townhouse for under 750,000 .....its a huge difference for the investor

i hate being restricted to a geographical area the price of real estate here is outrageous and i can definately get more doors in the USA..Way more potential and opportunity....
