I get it @Frank Koac, but I thought you were building this as a STR. Is this going to be for yourself only? If so then do what you want.
If you are building for guests and want to make a profit on it, then I think the larger place is the way to go IMHO.

Hey @Frank Koac, why under 600sqft? Seems like a lot of work for little return.
I would do something double that. A 2/2 would be nice.

That would be cake to build. It would look good in the mountains and the value would be much more than the almost a tiny home.
Good points. Although I enjoy a smaller space that has a modern and minimalist feel. I like the Truoba 220.
I'm thinking one approach would be to start out on the bigger home and then be able to build an ADU next to it. Regardless, i want to find some contacts that are experienced with land/zoning to make sure the space fits my needs.

Hi Everyone!
I'm new to BP! I'm actively looking to buy some land near the smoky mountains (ideally 30min-1.5hr away) and build a home for STR.
I've been doing research on zoning and what you can/can't do but its a lot of information going through those county regulations (especially for different counties haha)... I'm looking for an agent or builder who is experienced with purchasing and building on land.
I have some build plans already (from Truoba) and would like to start browsing different land lots right away to find something that fits my needs. The land im looking for something greater than .5 acre> and relatively flat. The home I want to build is under 600 sq ft.
...On a side tangent: I would like to build most of the home myself. If the builder could build the foundation, frame, structure and i can do the rest myself. I would suppose thats something a builder would agree too?
Open to discussion, thanks!
