Benjamin, you CAN actually have more than one VA loan, as long as the new VA loan will be the veteran's primary residence. But if the buyer on the old property is not a veteran, the original owners VA eligibility is tied up in the property and can reduce how much the veteran can buy.

We have done a couple of assumptions in the situation above where we provided second mortgages to cover some of the equity that needed to be paid at close. These transactions are NOT fun but can be done and allow for some real benefit to the new buyer.
