Hi Amanda, Phoenix & Tucson, AZ used to be to-go markets for CA investors because of the driving distance, but because of recent price points, those markets are no longer competitive.  What we are seeing from investors we work with is a move towards the Midwest. Markets with affordable properties that cash flow are best in Minnesota (MN), Michigan (MI), Ohio (OH), Kentucky (KY) & Tennessee (TN).
