I think sometimes people from the outside view agents commission and just seen that large dollar amount that they make all the money on that deal.  What they don't see is the hundreds of emails, phone calls, driving, showing, writing contracts, weekends lost from their family to help their clients and be available 24/7.  It's a profession that we do all that work and countless hours and have no guarantee if we will get paid. Now you have some understanding of what we do.

That is sure high risk high reward investment. Odds are stacked against you but good luck.  The reality is someone with $1m will not ask people on a forum how to get to $5m.  You want to get to $5m go ask someone who has $10m.

Yes Exactly! All True what Wayne said. Just get the highest one and show the highest POF. You are only going to pay what you are willing to pay regardless of what the pre-approval says.

I think the decision is pretty clear. You want to get rid of the debt because of the new baby. You are $30k in debt. You don't want to get into more debt to fix something you plan to sell to get yourself out of debt. Sell it AS-IS.

Sounds like a perfect plan given their age and their goals. I agree leveraging the Hawaii or Vegas house makes zero sense.  You want zero risks at this point of their lives.  Maybe buy 2 nice medium price homes cash sit on them. Put the rest away and enjoy the buffet at the Wynn.

Both offer something unique and there are benefits on each one. I prefer active and I want that control. I do own both and I have a 80/20 split. 80 Active 20 Passive. If things go down I want to be the one manning the ship no one will care about your money more than yourself.

You have a realtor but you hate bugging her so you want to bug the listing agent?  Ask your realtor to run comps for you that's their job representing you.  The listing agent represents the seller not you. But back to your question is it rude? No its not rude but don't expect the LA to do it for you.

If your services and time demand a higher commission and you believe you are worth more go ahead and charge what you believe. Everyone has a self worth and only you know what it is. 

Commissions are negotiable from both sides. Why can't a realtor charge more?  It goes both ways. Yes, the seller can pick another realtor but don't look at it as lost commission, its you knowing your value and sticking with it. At the same time you are new. In the beginning every dollar counts.

Any Zig Ziglar books and Questions base selling. If you learn the art of selling you can make a ton of money.

1. I wouldn't post on BP asking about what I should do with $3m. 

2. I would find someone who was worth $20m and see how they can advise me to get to $10m.
