@Colleen Berquist Duplexes are the way to go.  The numbers look like they might work.  Do you have mortgages on the single families?

@Ben Ashburn Sorry for your loss. I would start off slowly. The first you should do is research the area. Do you own your own home? If so maybe rent your parents house? Is title in your name yet? I would also recommend setting up an LLC to put all your investments in. Hope that helps and gives you some place to start. Good luck.

@Elena Koyun  I would recommend get a contractor to give you an estimate first.  The go to the seller.  Does the contract say as is?  If it does then you may have to go ahead.  Then the next question becomes do you have the money to do the repairs.  Have you had an appraisal?  If so how does that value compare to what you are paying.  Good luck.

@Wilson Lee wrong lender contact your attorney. Demand full refund of all fees. Let attorney send letter. At same time apply with new lender.

@Katie Weinstein  You can buy an investment in an llc probably an 80% ltv.

@John Mills I don't want to give you legal advise.  Maybe the sellers attorney would want to do it attached to the property.

@John Mills It is still a second.  The money us not in your account.  So how are you going to show you have the money?  I am assuming you told the lender.  They can't hide it or misrepresent and you don't want to either.
