@Raheel Retiwalla - what a beautiful spreadsheet! I am sorry I'm of no help because I'm even newer than you are. I was wondering - where did you get the data inputs to create your spreadsheet? (I'm seriously JUST getting started). I too think a mulitifamily property sounds appealing.  I will be interested to see how you progress and wish you the best! Thank you!

@Dallas Trufyn, thanks for the info. It's impressive that you were able to do 3 deals in such a short amount of time. You sound happy with the results - I'm assuming you were able to get a good ROI? BTW, my mother in law lives in Calgary - we were just there a couple of weeks ago - I know Calgary isn't the same as Edmonton, but same country eh?

Forgive me if this has been asked and answered. (I did try a search but didn't find the answer).

I am a total newbie and am curious/interested in a 6plex in my area. What are the questions I should ask the agent? 

This is what I have asked (no answer yet - will update if/when I get them)

  • What's the occupancy rate?
  • How much rental income is currently coming in?
  • Why is it being sold?

 I have no idea what I am doing but I'm just diving into doing research at the moment.

Any advice is greatly appreciated.

Hello! I'm getting started a little later in life but hope better late than never. My only real estate experience is having purchased my primary residence in 2014, before that one in 1994. My parents and grandmother were into real estate, so even though I didn't get the bug young, I'm hoping it may be in my DNA, lol.

I'm interested in learning about the BRRR, Multifamily units and even house hacking. I'm just reading as much as possible now, listening to the BP Podcast and trying to absorb the wisdom put forth by all you wonderful people. I hope to be able to contribute at some point in the near future.

Both my husband and I are artist types with hard to confirm income - hoping to overcome that as an obstacle to getting financing for our projects when the time comes. Any advice on that welcome - but I will search for answers to that in the forums. 

@Michael Currie - I'll be in Halifax in May - I'd love to get a copy of your book while I'm there. Is it for sale in book stores there?
