Hi, I have a quick question regarding passing the salesperson exam. I was considering taking the exam in order to be able to access the MLS. My question is whether I then have to be under the supervision of a broker in order to subscribe to the MLS? I understand that I cannot make offers on behalf of others or take listings without being under the guidance of a broker, but all I really want at this point is access to the MLS.

Here's an idea I just picked up. Go to gosection8.com and search your local area for properties. Email the landlords and ask if they are looking for more properties to purchase. Get the criteria and market for those properties.

would you mind elaborating on how you use google adwords to market? I understand pay per click adword marketing, but how do you get the ad in your own area? Do you find local websites such as realtor's sites that accept google ads and site target your ads? Any other sites you can recommend? Or does google have some other geographically targeted feature?

I made up my own postcards out of colored card stock and mailed it to 200 absentee owners of 2-4 unit properties. I chose postcards because the postage is cheaper. I got 2 responses, one which is a good wholesale deal, the other a commercial property I don't know what to do with. I think 2 calls out of 200 mailings is pretty good. Maybe you need to target a different area?

Thanks for the info, Ali M. I am not behind in any of my payments, in fact at the moment my credit score is excellent. But I do get these offers from companies promising to settle my debt for less. With your info, I wonder why I pay on them at all if in fact you can get them erased entirely and regain good credit after only two years. Not much incentive these days for doing whats right.

I get solicitations from companies offering to legally reduce my credit card debt and get the credit card companies to accept a lesser amount as payoff. Supposed to be entirely legal. What are the criteria for doing this? Do you have to be behind in payments? Do they want all cash? And finally....how does it affect the credit score?

I am in the San Francisco Bay Area. You can get absentee owners from the county assessor's office for free (involves searching the database) or you can pay for them from a service like Dataquick. Where are you located?

Thanks guys, your probably right. I'm getting impatient! There are cash flow deals here in Ca for the first time in years.
