1. Land should be separate LLC with 2 members for LL protection. Otherwise S-corp 1 owner.

2. Self directed IRA keep in mind you need to liquidate the assets at 72 and half years old to pay taxes on minimum required distributions.

3. Max contributions to 401k if available or contribute to IRA.

@Ryan Johnston, hi. If sold, full capital gain tax applicable. 1031 exchange is a good option. Renting is still good to cover mortgage.

1. LLC should be two member to limit liability. Rental income to you or LLC is same nature, passive, and will not changed if moved to LLC.
