I'm suggesting this, but this is what I did. I knew I wanted to be a real estate investor and dropped out. Still going strong with it, but if your wanting some advice on what to do. Educate your self by reading books, because making money is the easy part. The hard part is getting your mind right.

Im actually a wholesaler building the back end of my business. Another words building relationships, and I came across a rehab in the local area. Met the contractor and offered to take him out to the lunch. I eventually want to learn rehabbing but for now I want to build a relationship and see where that takes me. Maybe hell show prices? Introduce me to his realtor? Who knows? Any good questions I could throw at him?

So I'm taking a rehabber/contractor out to lunch next week and I wanted to have some really good questions to ask him to get the ball rolling. Im sure hell probably be controlling most of the conversation, but any advice/question advice would help.

I just got my list from list source and plan on sending out my first direct mail campaign with alternating between letters and postcards to absentee owners (free and clear). Does anyone know of any good mailing services? I heard yellowletterscomplete.com makes them and sends them out for you. I was just wondering if anyone has used them or other similar services.

I've also heard the term "following up" with your mailings. Does that mean to just be consistent with your mailing to the homeowners? Correct me if I'm wrong. I was thinking 2nd and 4th week of the month a mailing was going to go out(I would do more but my budget is limited for now).

I was just wondering if anyone knew anyone knew a site that I could purchase a list off of similar to list source that did provide phone numbers with the free and clear absentee owners. I was interested to acquire phone numbers with these lists to the cost the cost down and to just cold call them. Unfortunately list source doesn't provide phone numbers with their list. Does anyone know of a similar site that comes with phone #s ?

@Simon Campbell I actually took those out and re did them after I educated my self about the ones that I should and shouldn't have but thanks again for the reply.

@Ned Carey I have as much as it takes to spend on this but Im on a budget and not looking to drop a 1k on just a attorney. I need it more like direct mails and marketing shenanigans. I redid my clauses to perfect I believe. All you need is a title company to close for you correct?

Whaddup Bigger Pockets!

Still a newbie investor and looking to see what clauses I need. I have the basic purchase and sale agreements. Actually a few different ones trying to decide which one is better without having to throw down the 600-1000 whatever a attorney would charge to review since I dont have that money. I live in New Jersey FYI! If you have a recommendation on what contracts to you Id really appreciate it or if you have clauses I could use Id appreciate to make sure Im safe incase I cant find a buyer, show the buyer the property and all that jazz. Here are some of the clauses I was thinking of adding to it. Let me know what you guys think.

1. Property is sold as-is. This is a net to seller contract. Buyer pays all closing costs

2. Seller must pay for any unknown liens and taxes. Seller must pass free and clear title

3. If not this deal is null and void. Buyer has the right to assign property. Buyer will have 30 business days to close this property upon sellers acceptance.

Any response would be nice.

Hey bigger pockets forum!

I created and sorted my list from list source and got about a list size of a little over 300 for my first mailing. I found a cool way to save time so I don't have to write all those letters and I can just scan them. I was just asking for some advice. Any things I should know. How many times I should mail? (How many days between mailing) Should I keep mailing the same list over and over? Should I purchase a new list every month? Any help would be great.

Im still a newbie but been working super hard to get my first deal closed. Anybody have a good recommendation for a good title company that they use in New Jersey ?
