We used to have Ocwen as a debt holder for one of our rentals with them and it was very difficult to discuss anything with them - I tried numerous times to discuss refinance opportunities with them since I was already a client but I ended up refinancing with PNC instead after a few years.

@Jared M. your RE agent will be able to find that information for you I am sure - or you can go to the city building and ask for it in case you know what you are looking for - pretty easy to be honest to see which work has been performed under city supervision.
I would be very scary of work performed without an inspection, just so that you might need to have another GC inspect to ensure it's under code and all.
Honestly, I am not sure what this means, "Living area above detached garage is not included in the square footage living area of the dwelling but is valued separately"
If square footage is not included in the living area, it should not be used for price/square foot calculation therefore not contributing to house appreciation in my opinion.
