@Nathan Seltzer Morning! I don't charge a fee to see my deals. 

In regards to 'learning how to buy from' me. E.g. I would say that the difference is Mr. Baker comes in to meet me and builds a relationship with me. We cover the transaction on how to buy from me and I cover what I have to offer I learn where he is looking to buy, how much capital he is working with, and how we can communicate best. Versus Mr. Selter who asks to be put on an email list and never meets me. When an opportunity like this Boerne deal comes out Mr. Baker would be at a huge advantage over Mr. Setler who has no idea how to lock up a deal with me.
