 Hi Gabriel,

Congrats on looking to purchase your first FNF! Maximum leverage in this realm typically depends on your previous RE investing experience, either buying or selling investment properties within the past 36 months. I don't think I've seen a program where the lender is offering 90% LTV of the current as-is value, especially if it's your first investment property. Usually I see offerings of up to 90% LTC or 70% LTV of ARV with the rehab 100% financed. There are quite a few different FNF programs out there so it would definitely be beneficial for you to research the different options you have. Best of luck to you!

Looking to purchase my first fix and flip and wanted to get some recommendations on some hard money lenders in the Cincinnati, OH area that I may be able to use. Is it frowned up to ask a local GC to take a look at a property to estimate total repair cost I am interested in doing a flip on? I've done my own research and used to BP rehab estimator on the property but want to make sure my numbers are right before I move forward with trying to find a HML.

Is anyone well versed in Google Ads. I currently have an ad running and I’m number 1 on Google Ads and do receive clicks on my ad but for some reason I’m not getting any lead generation through my ad. Wanted to see if someone who has more experience could take a look and give me some feedback on my site and see what I could do to improve that

What's up BP. I am currently living in Miami, FL and want to try to connect with other RE professionals/investors. I am still pretty green in the RE space and am looking to hopefully team up with some individuals in order to learn different strategies and maybe even JV on some things either in state or out of state.
