In our experience a "stupid" low ball offer has only been the case when we are making an offer against a "stupid" asking price. Like the above poster said, we typically offer 70% of the market value and and then subtract any repairs that might be visible from pictures and description. Sometimes this ends up being half of the asking when we're dealing with FSBO.

I gave you 2 closed comps and you are making it your focus to tear up whatever you can find.

I have an education sir, I am graduating with a bachelors in Real Estate this coming Spring at Florida International. We are taught by professor's that properties pending or for sale are used in appraisal to come up with the value of a home. Many lenders also require two pending or active comparable listings. Does anyone ever feel they get some traffic or deals off of the marketplace here? I've posted two deals that sold within 30 days (so I know they couldn't have been that bad of a deal) but got no response from posting it here. Was so excited to do work with people on here. Anyone find some times better than others? Interested in hearings others experience!

Also another thought that just came to me. How much is rent in the area? Maybe rent it out and have a PM deal with tenants? If not maybe a close relative interested in real estate could do the job for half the price. Just a thought.

Ethan Bennett Is there no ones address you can use to go to a school in a better area? Don't know how strict they are on that anymore and if states regulations differ. I don't have a kid so my perspective is probably far different than yours but I have lived through this scenario as the son and witnessed other kids my age in the same situation. I was the first one in my extended family to not go to private school simply cause my parents could not afford it and would have rather saved to give me some help for college, which I now thank them greatly for. I would not demean my cousins or say I am the most well off, because the age difference varies greatly, but I do know I am very esteemed for having my own successful company at my age while going to a decent university. A few of my cousins and friends who attended private schools did not attend college or have yet to graduate from community college after 5+ years of enrollment. I went to a high school where drugs were cheaper than school lunch and there was no long line to get a hold of them while it took you 20+ minutes to get a slice of pizza. I think this showed me at a really young age how your decisions shape the person you are and become at it kept me away from the bad paths and geared toward the right ones. My parents couldn't afford a private school but daily dinners always consisted of conversation of great people such as Darren Hardy, Wayne Dyer, Tony Robbins, Jim Rohn and etc. My current partner went to an even much worse school and the guy is far more driven to me. Just want to give you a perspective that middle and high school aren't everything if values and vital education is taught at home. Even at those 30k+ private schools my cousins attended they were never taught about personal development, finances or other vital skills it takes to be successful in life. Just my two cents on the topic although I'm sure if I wasn't 22 I'd be thinking much differently.
