Is there a way to buy a house owner to owner and then rent it out?

Wow that was very helpful frank! And yea the plan was to have my tenants deposit the check into my account and just have my sister manage the home when it comes to doing monthly checkup and maintenance concerns.

I currently leased my third property and will have my sister manage my properties for me. With that being said i dont know how much to give her monthly and does she need to be a licensed broker or agent to be able to manage my properties? Also this is her first time managing houses what are some legal stuff that she needs to know?

What do you think i should do, focus on paying the blue house off which will take me about 2 and a half years or let my tenants pay it off for me and keep saving and buy another one next year?

Im curious to know if its smart to escrow your mortgage even if you put 20% down? Do you guys escrow or just pay yalls taxes and insurance separately on a rental property?

So currently i have a 90K-115k job depending on OT i have 2 rental properties and under contract on my third one. I am also taking online classes paying thousands of dollars every semester on a degree i can care less about which is really not gonna change my salary it will probably drop it if i decide to use it. The only reason why im going for it just to make my parents proud but my question is should i still finish school or should i save all that money towards my next deal? Also im 22 and have been fallen in love with the real estate! Been really thinking about being a real estate agent formyself

Shawn the house will be ready to rent as soon as i close. Jermey i dont have that information just yet my lender will be telling me that this monday also if i invest the whole 20% i will be getting 13% ROI

Found a deal I should be under contract by this upcoming week but the problem is I really want to put 20 percent down but if I do that will be all my money I live at home with my parents I have a good paying job 4 bills max, should I take that risk or just settle and do the 5% conventional owner occupied loan and still have some money in the bank.
