Post: After College Options - What Should I Do?

I’ll be graduating college here soon with no debt thanks to my awesome parents! I have been searching for a job and plan to have one soon, but until then I have a job at a local company I can work until I find an entry level position. I would like to move out of my parents home as soon as possible and I just wanted some advice and critique on the thoughts I’ve been having. I am willing to just rent an apartment of my own for cheap somewhere, but I have also been considering getting a mortgage for a small multi family property like a duplex and triplex to live in one unit while renting the others out. Is this a possibility for me soon? I have been researching properties like this in my area and it would be very possible to get one for under $50000 and some as low as $30000. I know an FHA loan would be a good option for me but I’m just seeking some advice. Thanks!

I studied for the first actuarial exam a couple years back, but failed the test after having a hard time grasping the concepts even after taking stats classes here at school. I’ve taken a liking to the finance classes I’ve been in and have done well in them. Therefore, I’m considering studying for the Series 7 and 66 exams. I do have a job for after school but it will be a labor job that I’ll work a lot of hours at. I don’t mean I want to become a full time real estate investor immediately by any means. I just meant for my first place to live should I try to own maybe a duplex and live in one part while renting out the other? It seems like there are many of these properties around my area.

I will be graduating from college in May, and I will be coming out debt-free (yay!). However, I majored in mathematics, and I have no interest in pursuing a career in mathematics as I found myself to not understand it or like it very well (not yay). Real estate seems very appealing to me though, and I would like to get started in it as soon as possible. What would be some of my best options getting started with little money? I would like to have a place to live in soon that isn’t my parents’ house! Should I go for a multi-family property that I live in while renting out the other parts? Thanks!
