Hi Cresentia,

I can recommend John at Apex Glass Co. He has always done a great job with my projects. Good luck!

@Bryce Miller

Hi Bryce

If you still need a referral I would be happy to send you the info of the firm that I work with. They are great.

Hi BP!

I was hoping to get the opinion of BP agents about my current SFH flip.

The home is about 2100sqf with 700 of that being a second story “blank slate”. It is a large room empty with panoramic windows and 180* views. We are in a very nice area and this is a luxury home.

I am planning on making this floor the master suite with a large bedroom, large bathroom and walk in closet; leaving the smaller 3 bedrooms downstairs.

My question is regarding the size of the master suite; what size is too big? I want to split the 700 sqf into 2 rooms.

This would leave a master bedroom that is roughly 250 sqf with a master bathroom/walk in closet space that is roughly 250 sqf. The remaining 200 sqf I want to make a “loft/family room” that would be at the top of the stairs and lead into the master; also have beautiful views. I like this because I don’t want a door at the very top of a staircase and I also want people walking up the stairs to walk into a beautiful view and not walk up into a wall.

Would having this layout be more appealing to a buyer or would a larger master suite be better?

I’m sorry if this is confusing, I wish I could upload pictures for everyone.

Thank you everybody for always having such valuable insight and lending your time and help to a newbie.

Gabriel

This is all great information! Thank you both so much. I will definitely look for more comps specifically targeting these criteria and will run my numbers again!

Thank you for the insight Christina. I probably should have specified that the project is a rehab/flip. I totally agree with your assessment if it were a property for cash flow. What are your thoughts on the choice if it is a SFH flip?

@Colleen F.

Thank you Colleen, you are absolutely correct, a second story would solve my issue I could potentially see some conflict with the neighbors to the back of the property but it is definitely something I will explore!

Hi BP San Diego. Thank you to everyone in the forums as I have learned a lot from reading all of your experiences and contributions! I am working on my first investment property in Bay Park and I was hoping to get the opinion of other San Diego investors. The property has a long driveway and a two-car garage behind the main house; which will be a 4bed/3bath home after the remodel.

I was wondering what option would be more valuable for the res-sale of the home.

Option 1: Take advantage of the long driveway and convert the two-car garage into a studio or 1bed 1 bath space.

or

Option 2: Keep the two car garage.

I also considered finalizing the permits for the ADU space (since I will already by waiting on permits for the main home) and leaving it as a blank "ADU ready" with adequate structural, plumbing and electrical for the future buyer to complete if they wish.

Thank you everyone for your opinions and I look forward to being a part of the BP community!
