Listen to all bigger pockets podcast! It's a lot of information there.
My suggestion is! -If you haven't rehab any property before, don't even think about it with this one ( meaning you don't know your numbers) They are so many moving parts, if you don't have a clue how to do due diligence, you'll be better wholesaling. Get it under contract for 1$ with an earnest money of 25 cents. ( make sure your contract allows you to walk out if there are any issues), estimate repair value and present the numbers using the bigger pockets calculator . Present the paper work to and expert rehabers and and let them make you an offert
What if you just tell them you need the rooms for other purposes.! I'm assuming you don't have a contract.

Hi there! You are in the right path! I hope we can work this out to help you achieve your goals.
The more affordable for baseboard is MDF easy to install and faster too. And for your toilet it most have a base plate so you just have to get a wax ring with the bolts an upper plate. Check in Homedepot the boxes of the wax ring and some will illustrate it. Note: Don't get the cheapest one if you Don't know how to install it.
