www.MrLandlord.com does inexpensive screenings, you can sign up with them directly, the reports start at $9.95 thru to $24.95. you might need to have your "office" approved thru an inspection. This will allow you to run credit reports, evictions in other states as well as collections. Its a good service. I've used it for 14 plus years.

Also check the City's online Zoning Archive where all the history of the buildings permits and prior use and occupancy usually is located. It is a wealth of information. Do your due diligence - http://www.phila.gov/zoningarchive/

Take a look at "Jumpstart Germantown" on Facebook it is a great program for small investors and developers; also a farmers market coming to the Market Square by the Wells Fargo Branch on Germantown Avenue. Germantown has a lot of rehabbing activity right now, we personally love Germantown; we are seeing trades now on ARVs over $200,000 on certain blocks. It is changing! But as with all neighborhoods of Philadelphia, block to block.

try googling OPA Philadelphia, its the city site but it is a little slow to update new Deeds.

Try a local Credit Union, no prepayment penalties and might be able to deal with these small loan balances more easily than a commercial or community Bank. Not worth the nonsense dealing with a larger national Bank for these types of properties.

Credit Unions have no prepayment penalties and their rates are very competitive. Also their underwriting is local and much easier to deal with. Each CU has a different focus for lending, ie some others only lend to people who live and work in their region, some lend only on Single Family, others only for investment purposes but 20/25 amort. Dont over look CUs as an option, many of the flippers I lend to then take out our hard money loan with local CUs with permanent financing with cash out.

SJI Jackson a brokerage in Jenkintown lists a lot of REO for local Banks. Try them for the lists.

Try Trumark Financial CU, American Heritage CU, FirstTrust, Beneficial, Ambler Savings, NYCM, Investors, Santander, ... depends on what you are financing and the size. Smaller Banks like Port Richmond Savings and Prudential can also be useful.
