I'd have to agree with Jon. It really all depends on the financial goals you plan on accomplishing with the building. Once you figure out what you plan to accomplish with it, then the answer to your question should be much easier.

That is what I need to do!

One idea is to try doing a Google Advanced search, target it to your area and type in relevant keywords that you think are of interest to your clients.

I second what gfw said. There is a lot of work and coordination involved with the sandwich lease option, but if you are willing to stick with it, you will probably have some decent chances of it being successful for you.

John makes some very good points. Starting out in very motional fields (i.e. foreclosures) can really kill your motivation... stick with trying to find the motivated sellers and while it may be a little more time-intensive, it will probably provide you with better results.

I really don't think you need to worry about a license. If you want to get your hands dirty in REI, maybe consider birddogging for some local investors. I'm sure they would teach you how to find valuable properties because heck, it would save the investors time. Not only that, but you'll get a finder's fee in the process.

Seriously, follow what PropertyMaster said. Finding these kinds of programs on ebay or craigslist will save you tons of money. I've seen many informational programs and sets on ebay in great condition for less than half of what they were normally sold for. For the little time it will take to do this, it could save you a ton of money.

I don't know what your budget is like, but honestly for the cost of domain names (you can get a .com for $6.99 at 1and1.com), you should just buy it. You can then use your own name as a branding tool (plus it's always cool to own your name online :D ). And if worse comes to worse, you can always just forward the domain to whatever your actual business domain name is.

How is that working? I don't know, but from your description, that makes it sound like the back of your business card is very 'busy' in that there is a lot to read.
