All in at $100K is doable for smaller houses like 2 or possibly 3 bed, 1 bath, <1,000 Sq. Ft. Deals like these are somewhat limited depending on what sources you are using and the connections you have for renovations. In my opinion, if you bump up to around $115K-$130K all in, there is much more volume, plenty more neighborhoods that you may find suitable, and the higher rents in these areas will be worth the extra up front investment.
