I own several rentals in Beloit along with managing rental property for other investors. I have seen nothing but positive in the past couple of years with beloit. Just stay away from the guys saying "3 bed houses anywhere in town will rent for $1200" and you will be fine.

@Matt Heath when you say you are looking at buying multifamilies in Beloit how many doors are you talking? 2-4 you are going to pay higher rates and really unless you are talking a large building you are not going to see big breaks in fees. Really small multi family especially the 2-4 unit buildings you will find around Beloit you should pay more than a SFR because they are much more management intensive.

Most importantly if you think the cost of good property management company is expensive than try hiring a cheap one, you will find out what expensive really is.

@Marcus Auerbach houses are in short supply in in Monroe, WI causing high prices. Most property is going for asking price and at times higher. Rent on the other hand is hasn't followed so it is hard to find property will cash flows.

I am currently looking to purchase my first of hopefully many rental properties. The market in the town I live in is not good for buy and hold at this time so I am looking at surrounding areas. 

I am finding property that would meet the 1.5-2.0 rule 45-60 minutes away. I am also only 2-2.5 hours away from Milwaukee and it looks more appealing to me for cost of entry vs cashflow. I am just unsure about managing the property from that kind of distance. Realistically how far away is to far for first time landlords?

Hello everyone, I am from Monroe, WI and completely new to real estate investing. My background is in auto repair and I was looking at buildings to buy to start my own shop in 2017. While I was looking at buildings and costs involved I realised that all of the commercial buildings I found that would work financially for me all had apartments up stairs. So with my findings I started doing some research in renting apartments and discovered that there was better money to be made in that then fixing cars. That lead me to scraping the shop idea and now here I am. I am looking to start off buying a few single family homes or duplexes within an hour of my house. Although the though of a small trailer park is also been running though my mind. My goal is to build up a passive income to be able to semi retire within the next 20 years. I just found BP a week ago and have been on here non stop reading and listening to podcasts to learn everything that I can.
