All,
Ive got 2 bedrooms, each 12'x15.5'. Currently I have a queen in each, but there is room to double up with 2 queens per room. Should I add more beds, or would guest feel like I'm cramming them in like sardines?

Has anyone had any success with a murphy bed such as this one? I'm considering putting one in a living room, and I'm wondering if they are viable or are a liability. 

Florida is a bit of a regional destination, so you shouldn't be impacted that badly by a recession. primary destinations like Hawaii, cancun, etc suffer the most as they are very expensive.

You can get a couple of ivar from ikea and mount them below the TV
Vinyl siding can be painted. I painted mine and it looks great a year later. You need to buy paint formulated to paint on vinyl.

More money and less trouble. Offer them a higher rent and you handle minor repairs.
