Does anyone know how much a cleaner should cost for an airbnb in Dallas? I had one company quote me $200 cleaning few for a 3/2, and this included guest communication and knocking on their door for noise complaints. Is this a reasonable price?

It sounds like you are asking for documentation of your processes. Just document everything you do. The inputs, the outputs, who does the process, etc. Then you can delegate those processes to people or machines.

You could try the south Dallas area. Homes are cheaper there and the neighborhoods are improving. Lots of new developments below $300k

I know that L&D Construction does a lot of ADUs around Denver. They're a reputable builder and do good work, but you're paying for it too. Usually starting in the $200k range.

Also, do you have a lot that is zoned for an ADU? I follow the ADU zoning a lot in Denver and didn't think Congress Park was open to that. Nor Park Hill nearby. Basically, during the last zoning discussions years ago, the old money areas lobbied to not allow extra density in their neighborhoods. But places like Plat Park and Sunnyside and Sloan's Lake were zoned in certain areas to allow it.

So I would be creating a garage with a storage area uptop (unfinished Sqft). I would then finish the sqft myself to turn it into a guest quarters.
