best locations in Dallas for rental properties

What are the best locations in and around Dallas to generate a positive cash flow through rental income?  I have been focusing on Sherman & Denison area but competition is high there. Appreciate, if you can suggest other similar cities. I am leaning on relatively new houses less than 300K.

You could try the south Dallas area. Homes are cheaper there and the neighborhoods are improving. Lots of new developments below $300k
