Just to make it easier, us the BP rental property calculator, it makes it very simple. I usually just take gross income-PITI-cap ex and vacancies=true NOI.

I personally believe Oklahoma and Arkansas are very underrated markets for Multi Family. As far as Single family, you can't go wrong in the midwest. Larger multi family I would say the warmer states in general produce a better result for buy and holds.

Besides loopnet how do you guys find your multi family? I'm looking for 8+ units in Texas, Oklahoma, Arkansas, Tennessee, Mississippi, Georgia, Iowa


Also looking to build relationships with commercial lenders, multi family investors as well. I own 4 single family homes and a duplex in Olympia, Washington and I am looking to rapidly grow my portfolio

Buying a 4 plex in muncie, indiana all units currently rented, brings in about $1500 a month in total. purchase price is 50k, who can finance this?

Hey everyone, 

Looking for advice/direction on how to manage and pay cash for doing multiple flips at once with contractors, material, etc. I purchase with hard money and usually do it with my own cash for material and labor. Do you use your own cash or credit card? I'm at the point of doing 2-3 flips a month and its a lot of liquid capital in all of these deals, I'd like to leverage myself a little more. Would HELOC's/Business credit work better?

One of the best ways that I have always found good reliable contractors is word of mouth. You can also go into Facebook groups in your local county and ask for recommendations of good GC's and you should have quite a bit of people reach out to you. I would also suggest posting it on your personal Facebook page

Hi, I want to get a heloc on one of my rentals and a heloc on my primary. 

Who's got the best terms? My local bank does 75% and 3% interest only. Can anyone beat this?

Ok so we just sat down with our CPA and we are going to be absolutely pummeled with taxes for the 2020 year.. 

Anybody have a strategies for payroll, tax strategies for rental properties, capital gains on flips, tax strategies for BRRRR's or just anything in general that you are doing?
