@Joe S. yeah that's what I read too I was confused lol I'd rather pull all my cash out or the majority of my cash out so I can get a higher ROI, not just leave it in the deal....

Can't do the last part in BRRRR if you can't recoup your initial capital and repeat the process haha

@Andrew Postell I think you mis understood my post, I'm all in at 70% of the ARV + Rehab, hard money lender funds 65% for 2 points and then anything after that I have to bring to the table so I'm 5% down on this deal. I'm trying to find a refi lender at 75 or 80% LTV so I can get cash out of the deal when I refi

@AJ H. yup there is no pre payment penalty, I'm just trying to find a refi lender at 75 or 80% LTV with no seasoning period

I understand that there are tax benefits to owning real estate, however what are some items I can give to my CPA so we can lower our taxable income?

We made about 350k as a household in 2020 and I do not want to be stuck with a 75k tax bill.

My real estate business is already in an S Corp but what do you guys do with your rentals, we currently one one sfr rental, a primary and a 4 plex.

Any help is appreciated thank you!

I do not believe they have any locations on the West Coast. They are primarily NC/VA.

In my experience, smaller banks (not Wells Fargo, BofA, etc) who are trying to get their foot in the door in a particular market are aggressive with their terms. Call around to the smaller banks in your area, you'll more than likely find someone who meets the terms you are looking for.
